A Home Information Pack (HIP) compiles information which is useful to potential buyers. HIPs were introduced to speed up the home buying process by making sure the seller has information about their property before putting their property on the market.
A HIP consists of:
A table of contents (HIP Index)
A Property Information Questionnaire *
The Energy Performance Certificate
A Sales Statement
Evidence of Legal Title
Searches
Additionally for leasehold properties it will contain:
A Copy of the lease
* As of the 6th April 2009 a HIP must include a Property Information Questionnaire (PIQ). A PIQ will normally be completed by the seller. The PIQ will include details on flood risk, gas and electricty, service charges, structural damage, parking arrangements, etc.
